Reading the Lakewood Ranch Median: Why the Cheaper-Looking Home Can Cost You More Every Month

Two buyers, same afternoon, same price range. One tours a new-construction home in the Azario growth corridor, listed at $560,000. The other tours a resale in Country Club East, listed at $740,000. On paper, the first home is the value play. Once you add up what each one actually costs to carry every month, that ranking can flip. The difference lives in a line most buyers never see until the tax bill arrives, and it has nothing to do with the price on the sign.

That line is the Community Development District assessment, and in Lakewood Ranch it swings by thousands of dollars a year depending on which village you're standing in, almost entirely because of when that village was built rather than what it's worth today.

The number that isn't on the listing

Every Lakewood Ranch home comes with an HOA fee, and that number shows up cleanly in the MLS. It's the number buyers compare. What doesn't show up in that same field is the CDD assessment, a separate charge that appears as a non-ad valorem line item on the county property tax bill, not on the HOA disclosure. A buyer can look at two listings side by side, see HOA fees of $250 and $300 a month, and conclude the homes cost roughly the same to hold. The CDD line can erase that comparison entirely.

Here's the range across some of the Ranch's named villages for the current tax year, based on published assessment data:

Palm Grove up to roughly $5,077

Those figures move with lot size and unit type within a single village, so treat them as a range to verify against the specific parcel, not a fixed price. Even as a range, the spread tells you something the community median never will: a household choosing between two Lakewood Ranch villages at similar price points could be signing up for a CDD bill four or five times larger in one than the other.

It happens more often than buyers expect. Someone passes on a resale with a $2,400 annual CDD because a newer build down the road advertises a lower purchase price, then discovers that newer build carries a $3,800 CDD once the first full tax bill lands. Fourteen hundred dollars a year in extra assessment starts eating into whatever the lower purchase price was supposed to save.

Why the bonds are older in some villages than others

A CDD exists because Florida law lets developers finance the roads, stormwater systems, entry features, and amenity centers of a large master-planned community by issuing tax-exempt bonds, then repaying those bonds through annual assessments on every home inside the district. That repayment runs 20 to 30 years. Villages built early in that cycle are still deep in debt service. Villages built decades ago have often paid most or all of it off.

That's the mechanism behind the split in Lakewood Ranch right now. Country Club, Country Club East, Central Park, and Greenbrook have bonds that are partially or fully retired, so what's left on the tax bill in those villages is mostly the operations and maintenance charge, the piece that funds ongoing landscaping, lake upkeep, and administration rather than construction debt. On older Lakewood Ranch bonds, that O&M-only charge often lands somewhere in the $400 to $700 a year range. Waterside, Azario, and The Woodlands are on the opposite end of that same 20-to-30-year clock. Their bonds were issued recently, which means full debt service is still being collected on top of O&M, and that combination is what pushes some of those villages into the $2,500 to $5,000-plus territory in the table above.

One detail catches almost every buyer off guard: the O&M portion never goes away, even after the bond matures. A 15-year-old village with retired debt still carries a CDD line, just a much smaller one. What disappears with bond maturity is the debt-service piece, not the district itself.

What that does to the community median

By July 2026, Redfin had the community-wide median sale price for Lakewood Ranch at $628,000 to $630,000, up roughly 6 to 7 percent from a year earlier. That single number is the one most buyers anchor to before they've toured a single street. Pull it apart by section, using the clearest zone-level breakdown available, published in February 2026, and the picture splits three ways. The established core around The Lake Club and Country Club East was running a median near $750,000 at roughly $318 a square foot. The fast-moving growth corridor around Azario, with its Esplanade and Park East sub-communities, sat closer to $554,000 at about $259 a square foot. The northwest 34211 core, with its heavier mix of townhomes and villas, was the value entry point at around $495,000 and $264 a square foot.

Line that zone breakdown up against the CDD table and the irony is hard to miss. The growth corridor and the northwest core, the two zones that look like the discount option on price per square foot, are also where the newest bonds sit and where debt service is highest. The established core, the zone with the highest sticker price, is where several villages have already worked through most of their infrastructure debt. Buying on price per square foot alone can point a buyer toward the exact villages carrying the heaviest ongoing assessment.

The county line adds a second layer

Lakewood Ranch spans two counties, and that boundary doesn't line up neatly with the price zones either. Most of the community sits in Manatee County, across the 34202, 34211, and 34212 zip codes. Waterside and the rest of 34240 fall in Sarasota County. That split means two different property appraisers, two different millage structures, and two different school districts depending on which side of the line a specific address falls on, on top of whatever CDD district applies to that parcel. A buyer comparing a Manatee-side home to a Sarasota-side home on price alone is comparing across two different tax systems without realizing it.

What to actually pull before comparing two villages

Before ranking two Lakewood Ranch homes by price, this is the sequence worth running for each address:

  1. Pull the most recent non-ad valorem tax bill for the parcel, not just the HOA quote from the listing agent.
  2. Ask the district manager or check the district's public budget for the split between debt service and O&M, and the bond's maturity date.
  3. Convert everything to a monthly number: HOA plus (annual CDD divided by twelve) plus property taxes, so two homes at different price points are actually comparable.
  4. Confirm with your lender how the CDD will be treated in your debt-to-income calculation, since some buyers discover this only at underwriting, after they've already gone under contract.

None of this shows up in a portal search. It shows up on a tax bill that most buyers don't ask for until it's too late to walk away cleanly.

The bottom line

The Lakewood Ranch median tells you what the community costs on average. It doesn't tell you what any single village costs to hold, because the villages themselves split into an established core with mostly retired infrastructure debt and a growth corridor still deep in its bond cycle, and those two groups sit on opposite ends of the price-per-square-foot scale from where you'd expect. A lower price tag in Lakewood Ranch is not the same thing as a lower monthly cost, and the only way to know which one you're actually looking at is to pull the specific parcel's tax bill before you compare it to anything else.
