You're touring a second-floor unit in one of Pelican Cove's quieter courts, and the listing photos that got you there showed something specific: a boat tied up at a dock a few hundred feet from a lanai, the kind of image that answers the question you came to Sarasota with. Can I keep a boat here. The agent walks you past the pool, past the citrus trees, and you're already picturing your own boat in that slip. Nobody has told you yet that the slip in the photo and the condo you're about to make an offer on are two completely separate transactions, governed by two completely separate lists, and that closing on one does nothing for your position on the other.
That gap between what the photos suggest and what actually transfers at closing is the detail worth understanding before you write an offer, not after.
Pelican Cove's private harbor holds somewhere between 86 and 87 slips, depending on which community source you check, sized to handle vessels from about 20 to 40 feet with sailboat-depth water on top of that. It sits in the Harborhouses section of the community, close enough to the historic Wilbanks clubhouse that residents can walk from the pool deck to the dock in a few minutes. None of that access is deeded to a unit. It's leased, on an annual contract, priced by the boating foot rather than bundled into your HOA fee or your purchase price. One publicly quoted lease rate runs around $2.25 per foot per month plus tax, though the association sets and adjusts that figure on its own schedule, so treat any number you hear as a starting point to confirm rather than a fact to build a budget around.
The practical result is that a slip is inventory the association controls, not a feature attached to real property. When a unit sells, the slip the previous owner may have held doesn't automatically follow the deed. It goes back into a pool that every eligible owner across the community can apply for.
Pelican Cove is organized into six informal neighborhoods, a structure the community's own market data reflects in how differently its condos price depending on which section, view, and building type you're looking at. The harbor's physical location in Harborhouses might suggest that owners in that section get first crack at a slip, but the lease is issued at the association level, not building by building. Nothing in how the marina is described points to residents of one neighborhood having priority over residents of another. A unit two miles from the water, in the sense that it faces a preserve or a pool instead of the bay, competes for the same fixed number of slips as a unit that looks directly at the harbor.
That matters for how you shop. If dock access is the reason you're looking at Pelican Cove at all, paying a premium for a waterfront-facing unit doesn't buy you a better position in the marina line. The unit and the slip are priced, sold, and allocated on entirely different logic, and conflating them is the easiest way to overpay for a view while still landing on a waitlist for the water underneath it.
Slip availability turns over when a current leaseholder gives one up, whether by selling, moving away, or simply deciding they no longer need it. That means the wait you'd face isn't fixed. It moves with community turnover, and the only way to know where things stand at any given moment is to ask the association directly, in writing, at the point you're actually under contract. A listing agent quoting availability from memory, or a seller telling you their slip "should" transfer, isn't the same as a confirmed answer from the people who manage the harbor.
This is also where kayak and canoe storage comes in as a real alternative rather than a consolation prize. The harbor includes separate launch and storage space for paddle craft, and if your plans run more toward a kayak than a 30-foot cruiser, that access tends to be far less contested than a powerboat or sailboat slip. Buyers who assume boating access means a slip or nothing sometimes miss that the community has already built a second, lower-friction path to the water for exactly this reason.
If a boat is part of why you're considering Pelican Cove, the due diligence period is where you find out what you're actually buying. Before your inspection contingency runs out, request the following from the seller, the listing agent, or the association directly:
None of this shows up in a standard listing sheet, and none of it is guaranteed by the size or price of the unit you're buying. It has to be asked for, in writing, while you still have room to negotiate or walk away.
The condos at Pelican Cove and the harbor that sits inside it are sold under different rules, on different timelines, by different parts of the association. Buying the right unit doesn't put you first in line for the water, and a seller's assurance that their slip will pass along with the sale isn't something a contract can guarantee unless the association confirms it. The only way to buy with confidence, if a boat is the point, is to treat the slip as its own transaction and get it in writing before you close, not after.
Does a boat slip automatically transfer when I buy a Pelican Cove condo from someone who has one? Not automatically. The slip is leased from the association on an annual basis, separate from the unit's deed, so any transfer has to be confirmed and approved through the association rather than assumed as part of the sale.
Does living closer to the harbor improve my odds of getting a slip? There's nothing in how the marina is described that ties slip priority to which of the six neighborhoods a unit sits in. The lease pool appears to be community-wide, so proximity buys convenience once you have a slip, not priority in getting one.
What if there's no slip available when I close? You'd go on the association's waitlist and wait for turnover, which happens as current leaseholders give up their slips. In the meantime, the community's kayak and canoe storage offers a separate, generally less contested way to get on the water.
