On Wednesday mornings at Phillippi Estate Park, the first stop is a building older than almost anything else on South Tamiami Trail. The Keith Farmhouse dates to 1916. It was the first structure on the Keith estate, and it has been extensively restored. Docents now lead free tours through it at 11 a.m. on market days. An hour earlier, at 10 a.m., they take groups through the Edson Keith Mansion next door.
Outside on the lawn, the Phillippi Farmhouse Market is back for its 17th season.
Go a little farther up the Trail to Gulf Gate Village, and almost every recent dining change follows the same pattern. An Irish pub is moving into a former brewery building and keeping its original bar. An upscale Mexican restaurant closed and reopened in the same space under new owners, still using the old name for now. An Eastern European banquet hall took over the space of a former Thai restaurant. This fall's new places along this corridor are mostly existing rooms with new owners or new tenants.
The market opened Wednesday, Oct. 21, at Phillippi Estate Park, 5500 S. Tamiami Trail. It runs from 9 a.m. to 1 p.m. According to Sarasota County Parks, it runs every Wednesday from October through April, with fresh produce, prepared foods, artisanal products, and live music. Your Observer reports that about 45 vendors set up each week, along with food trucks, and that admission is free. ABC7 put the count at more than 50 vendors for opening week. One of them was Danielle Ferrantino, owner of Drift Theory.
The market has run seasonally for 17 years, including the season after the 2024 hurricanes. Its setting is also fixed. Chicago hat-making executive Edson Keith Jr. built the mansion in the Italian Renaissance style, and it was added to the National Register of Historic Places in 1991.
Shawn Yeager, director of Sarasota County Parks, Recreation and Natural Resources, said in a county news release quoted by Your Observer that "the Phillippi Farmhouse Market continues to be a valued tradition."
The park has one more date coming up this fall. Friends Fest 2026 is set for Sunday, Nov. 15, from 11 a.m. to 2 p.m., with food trucks and the Paisley Craze Band.
The clearest example of reuse in Gulf Gate is at 6607 Gateway Ave., the former Sarasota Brewing Company building. Eileen Carrigan started moving her pub, The Shebeen Irish Pub & Kitchen, there from Siesta Key's Crescent Plaza last December. The original Shebeen opened on Siesta Key in 2022.
Siesta Sand reported that Carrigan kept the building's footprint. She saved the original bar, with its heavy wooden base, copper top, and dark wood back bar, and freshened up a back dining room that seats 120. The second bar, which sat in the middle of the dining room, has become a stage for live music, including traditional Irish acts. "I really wanted to maintain the character of the building, but that's more difficult than just tearing everything down and starting over," she told the paper.
The bigger kitchen leaves room for shepherd's pie, Guinness stew, and Dublin coddle alongside the house-made fish and chips. Twelve taps pour Guinness, Harp, Smithwick's, ciders, and some domestic choices.
The timeline has slipped more than once. Carrigan first hoped to open early in 2026. Siesta Sand then reported a late-August soft opening and an official debut planned for Sept. 17. That same day, ABC7 described the pub as still being remodeled and said it hoped to open "very soon." An ad in the October 2026 issue of Siesta Sand's Island Visitor still read "Opening Soon," even as it promoted specific October events at the pub. Calling ahead before a weeknight dinner is a good idea.
Down the block at 6644 Gateway Ave., Kolucan Mexican Bar & Grill closed suddenly in early September after three years. Its Sept. 5 statement cited circumstances beyond its control. Two weeks later, on Sept. 18, the restaurant reopened under new ownership. According to the Sarasota Herald-Tribune, it is keeping the Kolucan name temporarily before becoming Garibaldi Bar & Grill. The Sarasota Record gives the coming name as Garibaldi Seafood Mexican Restaurant Bar & Grill. As of Siesta Sand's Oct. 1 news briefs, the Kolucan name was still in use.
At 2238 Gulf Gate Drive, Brooklyn Blues has replaced Thailand Restaurant. It's an Eastern European restaurant and banquet hall run by Marina Rasin and Leonid Golfeld, according to the Herald-Tribune. It opened for lunch and special events on June 17. By October, the Island Visitor reported that it had hosted singers, comedians, and large gatherings. It listed hours until 10 p.m. Monday through Saturday and until 11 p.m. on Sunday, and said music was expected at dinner most nights.
Here's where each room stands:
| Address | Previous occupant | Current tenant | Where things stand |
|---|---|---|---|
| 6607 Gateway Ave. | Sarasota Brewing Company | The Shebeen Irish Pub & Kitchen | Original bar kept; October ad still read "Opening Soon" |
| 6644 Gateway Ave. | Kolucan, under its former owners | Kolucan, under new owners since Sept. 18 | Rebrand to Garibaldi planned; old name in use as of Oct. 1 |
| 2238 Gulf Gate Drive | Thailand Restaurant | Brooklyn Blues | Open since June 17; evening hours and live entertainment |
| 5500 S. Tamiami Trail | Keith estate, 1916 | Phillippi Farmhouse Market | Wednesdays, 9 a.m. to 1 p.m., through April |
Taken together, the table shows which places are dependable right now and which are still settling in. The Phillippi market has a printed season, a county listing, and 17 years behind it. The Gulf Gate rooms have new owners or tenants, one name change still pending, and opening dates that moved over the summer. Brooklyn Blues has the most settled routine of the three, with posted evening hours. The Shebeen and the future Garibaldi are still in transition, so calling ahead or checking their social pages before a dinner plan is the practical approach.
One piece of road work affects trips just north of Gulf Gate. FDOT is resurfacing Clark Road from U.S. 41 to just east of Derek Avenue. The project also includes median, signal, lighting, drainage, sidewalk, and pedestrian-crossing upgrades. The FDOT project page describes lane shifts and closures and estimates completion in late 2027. That work zone will be in place for the full market season and well beyond it.
Heading south on the Trail, the Osprey Chamber listed an Oct. 12 public ribbon-cutting for the new Osprey location of Five Nine Grill & Tavern at 1092 S. Tamiami Trail. The chamber notice doesn't give an opening date for the restaurant.
For more about the bayfront community these trips start from, see our Pelican Cove neighborhood page. Our earlier post on the clubs and courts inside the gates covers the community's own calendar.
If you're a Pelican Cove owner and want to talk about how the season is shaping up around the community, whether that's the Wednesday market, the changes along Gateway Ave., or what's new up and down the Trail, Judy Limekiller is glad to share what she's seeing nearby. Let's Connect.
