"Taylor Morrison has locked in, through Taylor Morrison Home Funding, Inc. ('Affiliated Lender'), an adjustable interest rate for a pool of funds." That line appears in the fine print of the builder's Sarasota promotions page. It is why a buyer touring a Cobblestone home this week may arrive with a 4.25% starting rate already in mind.
Taylor Morrison built Cobblestone at Palmer Ranch: 180 homes on about 70 acres, roughly four miles from Siesta Key, according to the community's own site. Today the builder is selling new homes under the same Esplanade name at Wellen Park, which its locator lists under Englewood, at Skye Ranch in Sarasota, and at Azario in Lakewood Ranch. Those homes come with financing that a Cobblestone seller's contributions are capped against under federal loan guidelines. A Cobblestone resale still has a counterweight, and it shows up in the monthly cost of owning the home, not in the rate.
These are the terms on the builder's Sarasota "Make Moves" page. They apply to contracts dated October 19 through November 1, 2026, on select homes that close by December 31, 2026:
The financing offers come with conditions. To get the promotional rate, the buyer must pre-apply with the builder's affiliated lender, finance through that lender, and close with a closing agent the seller picks. The 7/6 ARM's 4.25% lasts 84 months. After that it can adjust every six months at a margin of 2.75% over the SOFR index, up to a lifetime maximum of 9.25%.
The same page lists the homes these offers apply to. One is a 1,483-square-foot quick move-in at Esplanade at Wellen Park priced at $424,734. Another is an Esplanade at Azario Lakewood Ranch home cut from $819,609 to $724,609. The builder's Sarasota locator shows Esplanade at Skye Ranch starting at $374,999 with 16 homes available.
A Cobblestone seller can pay toward a buyer's rate buydown. On most loans, though, that money falls under a cap. Fannie Mae's Selling Guide calls it an "interested party contribution." Section B3-4.1-02 limits how much a seller can contribute on a primary residence or second home, based on how much of the price the loan covers:
| Loan-to-value | Maximum seller contribution |
|---|---|
| Above 90% | 3% |
| 75.01% to 90% | 6% |
| 75% or below | 9% |
The guide says the cost of a temporary or permanent buydown funded by "an interested party or a lender affiliated with one" counts toward that cap. Fannie Mae's temporary buydown rules set further limits. The rate can drop by no more than 3%, and it can rise by no more than 1% a year. On FHA loans, HUD Handbook 4000.1 caps seller contributions at 6% of the sale price, and that 6% includes buydowns.
The same Fannie Mae section has an exception. A "standby commitment" is an agreement between a builder and a lender for blanket rate coverage, signed before any sales contract exists. Fannie Mae says these "are not subject to Fannie Mae's maximum financing concessions because they are not attributable to the specific loan transaction." A one-time Cobblestone seller has no pre-arranged pool of funds and can only negotiate one contract at a time. Their buydown money comes out of the capped amount. Taylor Morrison's terms say both that it "locked in" a rate for a pool of funds and that "maximum seller contributions apply." The lender decides how any particular loan is classified.
Take a $500,000 Cobblestone sale with 20% down. At 80% loan-to-value the cap is 6%, or $30,000, and that has to cover closing costs, prepaids, and any buydown together. That is real money. It still buys a buydown under Fannie Mae's limits, which is a different product from a rate the builder arranged before anyone signed a contract.
A new Esplanade home usually comes with a cost the advertised rate leaves out. Esplanade at Wellen Park sits inside a Community Development District, and Taylor Morrison's fee sheet for Cassia at Skye Ranch, another of its communities there, names the LT Ranch CDD. A CDD is a special district that issues bonds to pay for infrastructure, and the bonds are repaid through annual assessments on each lot. Cobblestone doesn't have one. The community's HOA dues run about $322 to $376 a month, billed quarterly. Those dues cover common-area landscaping, roads, the pool, the staffed gate, the recreation facilities, community insurance, and trash pickup. Fees vary by property. One Cobblestone villa that sold June 5, 2026, listed dues of $1,564 a quarter. Our July look at Cobblestone pricing covers what those dues include in more detail.
Compare the districts behind two of the builder's current communities:
| Community | District | FY2027 annual CDD amount | Monthly equivalent |
|---|---|---|---|
| Cobblestone at Palmer Ranch | None | $0 | $0 |
| Esplanade at Wellen Park, twin villa | Esplanade at Wellen Park CDD, Series 2026 debt | $3,183.94 | about $265 |
| Esplanade at Wellen Park, 50–59 ft lot | Same | $4,413.96 | about $368 |
| Esplanade at Wellen Park, 90–99 ft lot | Same | $7,621.50 | about $635 |
| LT Ranch CDD at Skye Ranch, 40–49 ft lot | LT Ranch CDD, debt plus O&M, proposed | $2,652.71 | about $221 |
| LT Ranch CDD at Skye Ranch, 90 ft+ lot | Same | $3,745.01 | about $312 |
The Wellen Park figures come from the district's adopted FY2027 budget. They cover debt service on bonds issued in 2026, and that budget shows $205,000 in principal against $820,850 in interest for the year. The Skye Ranch figures come from LT Ranch CDD's proposed amended FY2027 budget. They add the Series 2019 debt rate to the operations rate, and they could change before adoption. HOA dues come on top of those figures. Lakewood Ranch's page for Esplanade at Azario lists Azario's HOA fees at $300 to $600 a month.
The two costs behave differently over time. The promotional rate on the 7/6 ARM is fixed for seven years and then starts adjusting. A CDD assessment on newly issued bonds is billed every year, and anyone who buys the home later pays it too. When a buyer says the new home's payment is lower, the CDD line is what decides whether that's true.
Cobblestone sellers are bargaining from a better spot than a year ago. In September 2026, Sarasota County single-family homes sold at a median of $485,000, up 7.8% from September 2025. Months of supply dropped from 4.8 to 3.7. Median time to contract fell from 64 days to 51. Sellers got a median 94.3% of their original list price, compared with 92.2% a year earlier. All of these figures come from the RASM September 2026 report. Your Observer reported a similar shift toward sellers in the August data.
The cash share matters most for this comparison. Of 681 single-family closings in the county in September 2026, 287 were all-cash. That is about 42%. A rate buydown is worth nothing to a cash buyer. Taylor Morrison's offer to them is up to 5% off the base price. A buyer who takes it gives up the financing promotions. Their decision then comes down to price, location, and the yearly carrying cost, and Cobblestone's lack of a CDD weighs most heavily there.
Builder incentives are also not a one-time event. In late 2025, the Business Observer reported that about two-thirds of U.S. builders were using sales incentives such as buydowns. Pat Neal of Neal Communities told the paper that south Sarasota had been tougher than Tampa Bay and that his company had increased concessions. The current Taylor Morrison window closes November 1. It is one example of a pricing pattern Cobblestone listings will keep running into.
Our seller resources and home valuation page are a starting point for setting a list price with this competition in mind.
Can a Cobblestone seller offer a temporary rate buydown? Yes, within Fannie Mae's or FHA's limits on seller contributions. The buydown cost counts toward those limits along with any closing-cost help.
Do all new Esplanade homes carry CDD assessments? Esplanade at Wellen Park has its own CDD, and the LT Ranch CDD covers Cassia at Skye Ranch. Each district publishes its rates, so check the district that bills any specific lot before comparing.
Will the builder's rates still be available after November 1? The posted terms cover contracts through November 1, 2026, and the builder can change them at any time before a contract is signed.
