On a Tuesday morning at the end of March, a small crowd gathered at the Pompano Trailhead just south of the Sarasota County Fairgrounds. County commissioners, Kimley-Horn engineers, Friends of the Legacy Trail volunteers, and a few cyclists who happened to be rolling through watched a ribbon fall on a six-foot strip of asphalt running parallel to a trail most Palmer Ranch residents have been using for years. Five days earlier, half a mile of new pavement had quietly opened at Beneva Road. Neither project made a splash outside of local news. Together, they changed what a Palmer Ranch morning can look like.
If you have owned here for a while, the Legacy Trail is part of the neighborhood's furniture. You knew where the trailheads were. You knew the crowded stretches. You knew to give an e-bike a wide berth. What you may not have registered yet is that between March 26 and March 31 of this year, the county finished two projects that turn the trail from a linear ride into something closer to a loop, and that a redevelopment eight minutes from your driveway is now scheduled with tenant names attached.
Palmer Ranch spent the last decade being sold as a car-first master plan with a nice bike path attached; as of this spring, it functions as something else, and the shift is closer than most owners realize.
Two segments opened within a week of each other. Both were funded through the kind of public-private math that only closes when several partners align.

The bifurcated segment matters because the main Legacy Trail now sees more than 600,000 users a year, and the shared-use conflicts between walkers and cyclists had become the loudest complaint at trail meetings. Parks Interim Director Shawn Yeager framed the new pedestrian strip as a safety fix first. It runs from west of Beneva Road to Shade Avenue.
The Beneva Connector is smaller and, in some ways, more consequential. It threads the Legacy Trail north across Fruitville Road and into the city's Circus Trail, which continues toward the Nature Park at Bobby Jones Golf Club and Sarasota County's 17th Street Regional Park. Charles Hines, program director for the Florida Gulf Coast Trail, described the connector as part of the 420-mile regional network that will eventually run from Tampa to Naples. For a Palmer Ranch resident, that abstract vision has a concrete result. You can now ride from the Culverhouse trailhead to Payne Park in downtown Sarasota without leaving a protected path, and from downtown you can continue north into the Bobby Jones nature area on connected pavement.
The stretch that has quietly become popular since April, based on what you see on the trail on a weekday morning, goes something like this:
This is not a race route. It is a Saturday-morning route with a coffee stop, and the county's own materials suggest that is what it was designed to be.
Culverhouse Nature Park sits on 82 acres inside the residential footprint of Palmer Ranch. It has shaded hiking trails, a community garden with actively worked plots, restrooms the county quietly upgraded, and a parking lot at the entrance that almost never fills. Gopher tortoises live here, herons work the wet edges, and the trail canopy runs dense enough that you can start a mid-July walk at nine in the morning and stay comfortable for an hour.
Owners closer to the north end of Palmer Ranch tend to drive to Potter Park or the Y instead. Owners further south use the Osprey trailheads. Culverhouse falls in the middle, and it is now the most useful on-ramp to the connected trail network for anyone living in VillageWalk, Isles of Sarasota, Cobblestone, Silver Oak, Wellington Chase, or Sandhill Preserve. The county's own park page describes it plainly as a trailhead to the Legacy Trail, which undersells what that access buys you as of this spring.
The other piece of the shift is not a trail. It is the corner where residents have been driving past a dying enclosed mall for a decade.
In a May 2026 press update, Torburn Partners and Jamestown, the developer and operating partner behind the Sarasota Square redevelopment, released their most detailed tenant list to date. Phase 1 retail is scheduled to open in Q1 2027 and will include Whole Foods Market at 35,828 square feet, CAVA, Chipotle, Warby Parker, Joe & The Juice, HomeSense, and Charles Schwab. Woodfield Development secured PNC construction financing for the residential phase, a 355-unit apartment component in five- and six-story buildings, with first occupancy projected for Q1 2028 and full completion by Q4 2028. Jamestown, the leasing and placemaking partner, has Chelsea Market and Ponce City Market on its portfolio, which is the kind of detail that hints at what the finished center is trying to be.
This is the first Whole Foods locating south of downtown Sarasota. Palmer Ranch households have historically driven to University Town Center for that particular grocery run, a twenty-minute trip each way.
Whether Whole Foods is a household fit or not is beside the point for a lifestyle post. What matters is that the corner of US-41 and Beneva Road is being programmed for the next decade, and the developers are pacing announcements against construction milestones rather than press cycles.
Until Sarasota Square opens, the daily-errands geography of Palmer Ranch still runs through the Shoppes at Palmer Ranch at Honore Avenue and Central Sarasota Parkway. That center added a Publix in April 2023 across 65,848 square feet of grocery, retail, medical, and restaurant space. VillageWalk, Isles, Cobblestone, and the Palmer Ranch condo communities all pull from it.
The interesting shift as Sarasota Square delivers is not that the Publix hub gets replaced. It is that a Palmer Ranch resident will have two anchored centers within a five-minute drive, one grocery-focused and one closer to a mixed-use town center. That splits the errand map for the first time. It also puts the Whole Foods, when it opens, directly on the trail spine. The corner of US-41 and Beneva sits at the north end of the new connector.
The routines you build now, in July and August, are the routines that will carry into the season. That is true every year in Sarasota. What is different this summer is that the infrastructure supporting those routines finished construction three months ago and is currently underused because the ribbon-cuttings were quiet.
If you live in VillageWalk, The Hamptons, Isles of Sarasota, Wellington Chase, or one of the Palmer Ranch condo communities, the practical takeaway is this. The Culverhouse trailhead, the new pedestrian strip between Shade and Beneva, and the Beneva Connector give you a protected north-south spine you did not have last summer. Phase 2 and Phase 3 of the bifurcation are designed but not yet funded, so this spring's opening is the network you have for now. The next tenant announcements from Sarasota Square are expected before the end of the year.
Watch the trail on a weekday morning around seven. The people who figured out the loop first are already using it.
