If you have been watching Siesta Key from a distance this year, the headline number looks like bad news. The island's average home value slipped about 5.4 percent year over year, landing near $825,673 as of June 2026 according to Zillow's tracking data. Meanwhile, a few miles inland, Sarasota County's single-family median climbed 8.2 percent over the same stretch. Same market, same summer, two directions.
The instinct is to read that gap as a verdict on the island itself: demand has cooled, the appeal has faded, buyers have moved on. That reading misses the actual mechanism. Siesta Key's median isn't falling because people stopped wanting to live there. It's falling because the island is a condo market first, and Florida's condo reserve rules just stopped letting associations kick the can.
Sarasota County's overall condo median fell about 7.5 percent to roughly $343,750 through June 2026, even as the county's single-family median rose. Siesta Key sits inside that condo number more heavily than almost any other zip code on the Gulf Coast, which is why its blended average tracks the condo slide rather than the single-family gain next door.

A closer look at the island's own MLS activity for zip code 34242 shows the same split playing out at a smaller scale. In the first quarter of 2026, 49 single-family homes sold on the Key at an average of $2.05 million, while 81 condos sold at an average of $868,000. Condos outnumbered single-family closings by nearly two to one, and both segments carried a list-to-sold ratio in the low-to-mid 90s, which is a healthy negotiating range rather than a distressed one. The island isn't struggling to sell. It's struggling to price one part of its inventory consistently, and that part happens to be the majority of what's on the market.
The reason condos are pricing unevenly traces back to a single date: January 1, 2026. That's when Florida's Structural Integrity Reserve Study requirement stopped being something a condo board could vote away. Before that date, associations with budgets adopted on or before December 31, 2024 could hold a majority vote to waive or reduce the reserves their own SIRS recommended. After it, that option disappeared. Buildings now have to fund their reserve schedules as written.
Layered on top of the SIRS mandate is the milestone inspection requirement that followed the 2021 Champlain Towers South collapse in Surfside. Condo and co-op buildings three or more habitable stories tall must complete a structural inspection once they turn 30, or 25 if the building sits within three miles of the coast. On a barrier island, that coastal trigger applies to nearly everything. Buildings needing both a milestone inspection and a SIRS have until December 31, 2026 to finish the combined study, and the Florida Division of Condominiums publishes the funding and reporting timeline directly, worth a read for anyone shopping a building built before the mid-1990s.
Put simply, 2026 is the year decades of deferred reserve decisions became visible in a single line item, and that line item now shows up on the price of the unit.
The part that catches buyers off guard isn't the assessment itself. It's what an unfunded reserve does to financing. A building without a completed SIRS is generally treated as non-warrantable by the major mortgage investors, which means conventional loans become difficult or impossible to place there regardless of how much a buyer wants the unit or how strong their credit looks. That single fact quietly reshapes who can even bid on a given building.
It shows up in the sales data too. Cash has always dominated Siesta Key, but the condo segment's cash share dropped from 67.2 percent to 59.1 percent in the most recent county reporting. That's financed buyers cautiously re-entering the market, and they are re-entering selectively: into buildings whose paperwork clears underwriting, not into buildings still working through Phase 2 engineering reports. A funded, inspected building can draw a wider buyer pool. An unfunded one narrows to cash only, and a narrower buyer pool is exactly what softens a price.
Special assessment size varies enormously by building. A well-reserved association might issue a one-time charge in the low thousands to true up a funding schedule. An underfunded one, especially an older Gulf-front tower catching up on decades of deferred concrete and roof work, can land anywhere from $25,000 to $60,000 or more per unit. Both scenarios can exist two buildings apart on the same street, which is exactly why a single island-wide median tells you so little. The same logic applies here: the island isn't one product, it's dozens of separately governed buildings, and each one is now being priced on its own compliance record.
Florida also changed the disclosure rules that go with all of this. For resale contracts signed after December 31, 2024, a seller has to hand over the most recent milestone inspection summary and SIRS, or state plainly that one is required and not yet complete. Skipping that disclosure can make the contract voidable, which is a strong incentive for sellers to have their paperwork ready before a showing rather than after an accepted offer.
Before writing an offer on any Siesta Key condo, it's worth requesting:
A building that produces all five documents without hesitation is usually a building that has already done the harder work. A building that stalls on the request is telling you something too.
For buyers, the current environment is genuinely workable. Inventory has room, financed buyers are re-entering, and a building with a completed SIRS and a clean reserve balance is a very different purchase than the listing price alone would suggest. The opportunity is in finding the well-run building trading at a discount created by island-wide headline anxiety rather than by anything wrong with that specific address.
For sellers in an older building, the math runs the other way. Presentation and price still matter, but the association's paperwork now matters just as much. A completed SIRS and a funded reserve are a selling point worth stating plainly in the listing, not a technicality buried in the condo documents. If that work isn't done yet, it is worth finding out where the building stands before listing rather than after a buyer's lender asks the question.

Does any of this apply to single-family homes on the island? No. Milestone inspections and SIRS requirements are specific to condo and cooperative buildings three or more habitable stories tall. That's part of why Siesta Key's single-family segment hasn't shown the same discount pressure as its condo stock, even as both sit inside the same falling island average.
What happens if a building misses its deadline? Under current Florida law, a building that misses its milestone inspection or SIRS deadline can face fines, a referral to the local board of adjustment, and in serious cases an order requiring residents to vacate until repairs are complete. It's a real consequence, which is why boards that are behind tend to move quickly once notified.
Does a completed SIRS mean the building is done with assessments forever? Not necessarily. A funded reserve study means the association is following a state-required schedule for known structural items. It doesn't insulate a building from a storm-related assessment or a cost overrun on a major repair. It does mean the board isn't starting from zero, which matters a great deal to a lender and to your own peace of mind.
