Most people desire to make this wonderful condominium community their home
From the moment you pass the gatehouse at Pelican Cove and enter the exceptionally lush, forested grounds (10,000 trees, but who’s counting), you know you are someplace special. In sum, this neighborhood community is vibrant, amenity-rich, well-managed, and well-maintained. This I know. I have lived in Pelican Cove for 16 years.
Pelican Cove University
In the early 1980s, three retired university professors gave lectures to small groups, a practice that immediately inspired others to lead courses on everything from Shakespeare to the Supreme Court, Languages to Current Events, Writing Workshops to Religion. Now, the much-loved Pelican Cove University has an ever-changing array of topics offered through more than 25 classes per season.
The Chamber Concerts Program
Pelican Cove presents an annual classical music series every Spring with internationally-recognized artists. Funded through the generosity of Pelican Cove benefactors and sponsors, the residents and their guests enjoy lovely, high-caliber concerts every Sunday night. An extraordinary and magical experience.
Jazz, Rhythm and Blues, Folk Music concerts with resident and local Sarasota professional musicians
Presentations, discussion salons, demonstrations and performances with guest lecturers and artists Pelican Briefs Publication: Poetry, short stories, non-fiction essays by Pelican Cove residents
The Annual Pelican Cove Art Show showcases the vast talents, creativity, and diversity of the Pelican Cove fine arts community.
The Annual Collaborative Art Show is produced by the photography, art, and fiber arts clubs. Artists choose one of the displayed photographs as inspiration for a new piece of art.
Pelican Cove is a well-established waterfront condominium community located just south of downtown Sarasota. Set along Little Sarasota Bay, Pelican Cove is known for its lush, resort-style grounds, private marina access, and strong sense of community. The real estate here is primarily composed of low-rise condominium buildings and villa-style residences, many offering water views, screened lanais, and easy access to boating and walking trails.
Pelican Cove appeals to buyers seeking a relaxed coastal lifestyle without the congestion of barrier islands. Properties range from updated one- and two-bedroom condos to larger bayfront residences, making the community popular with retirees, seasonal residents, and full-time homeowners alike. Its location near beaches, shopping, and healthcare adds to its long-term desirability and stable property values.
Condominiums:
The majority of homes in Pelican Cove are condominiums within low-rise buildings surrounded by mature landscaping. Units typically range from approximately 900 to 1,800 square feet. Many have been renovated with modern kitchens, impact windows, and updated flooring. Prices generally range from the mid-$300,000s to $700,000+, depending on size, condition, and water proximity.
Villa-Style Residences:
Pelican Cove also offers attached villa-style homes that provide a more private, single-level living experience. These homes often feature private courtyards or patios and appeal to buyers seeking a balance between condo living and single-family comfort.
Waterfront and Marina-Adjacent Units:
Select residences offer direct views of Little Sarasota Bay or are located near the community marina, kayak launches, and boardwalks. These units command premium pricing due to scenery and lifestyle appeal.
As of late 2025 into early 2026, the Pelican Cove real estate market reflects broader Sarasota trends with increased balance compared to the post-pandemic surge.
Median Condo Price: Approximately $420,000–$480,000
Market Conditions: More balanced than prior years, with improved inventory and fewer bidding wars
Days on Market: Roughly 45–70 days on average, depending on unit condition and location
Price Trends: Values have largely stabilized, with modest appreciation for updated and waterfront units
Buyer Demand: Strong among retirees, snowbirds, and cash buyers seeking low-maintenance waterfront living
HOA fees remain a key factor, as they typically cover exterior maintenance, landscaping, amenities, insurance, and reserve funding.
Pelican Cove offers several compelling advantages for buyers and long-term investors:
Waterfront Lifestyle Without Barrier Island Pricing: Bay access, marina facilities, and scenic views at comparatively lower price points
Strong Community Amenities: Multiple pools, tennis courts, fitness facilities, walking trails, and a clubhouse
Limited New Supply: The established nature of the community supports long-term value stability
Low-Maintenance Living: Ideal for seasonal residents and retirees seeking lock-and-leave convenience
Consistent Rental Interest: Long-term rental demand remains steady, though short-term rentals are restricted by association rules
HOA Review: Examine association financials, reserves, insurance coverage, and any planned assessments
Flood and Insurance Considerations: While many buildings are well-managed, buyers should review elevation data and insurance structures
Renovation Status: Updated units often command premiums but reduce future maintenance costs
Rental Restrictions: Pelican Cove typically limits short-term rentals, making it better suited for personal use or long-term leasing
Presentation Matters: Clean, updated interiors and staged lanais significantly impact buyer interest
Pricing Strategy: Accurate pricing based on recent building-specific sales is critical
Documentation Readiness: Providing HOA documents early helps avoid delays
Seasonal Timing: Peak buyer activity typically runs from January through April, aligning with Sarasota’s seasonal demand
Pelican Cove stands out as a serene, amenity-rich waterfront community that delivers lasting appeal for homeowners seeking comfort, convenience, and classic Sarasota coastal living.
